Austcorp Group Limited has partnered with Melbourne-based YarraCity to develop a new $46 million A-grade commercial building to capitalise on the growing interest in Melbourne’s newest business precinct.
The project, recently commenced at 370 Docklands Drive, offers a rare opportunity in the ultra-modern Docklands precinct for large floorplates, multi-level, whole-building office space of up to 7,150 sqm NLA. It is one of only three similar size new buildings to come on line in 2008, when CBD supply is forecast to be limited.
Probuild Contructions Australia have started construction on site and are scheduled for completion in April 2008. Austcorp and YarraCity signed the construction contract without any pre commitments with the full confidence that its design and quality finish will attract top grade tenants.
370 Docklands Drive is designed to cater for businesses that prefer to house their activities within a single building with large floor plates. Designed by award-winning architects, Cox, the 7-storey office building offers column-free 1,600 sqm floor plates, 140 secure car spaces and ground floor office and café accommodation.
Featuring a high level of natural lighting and use of fresh air, 370 Docklands Drive is a green building designed to 5-Star Greenstar (5 ABGR) rating. The building will include very energy efficient lighting and heating services, rainwater collection and a black water treatment plant to reuse waste water.
The new development is situated prominently on the corner of Docklands Drive and Footscray Road with waterfront restaurants, bars, cafés and shops at the adjoining NewQuay and Waterfront City developments.
“Corporate tenants will enjoy a high profile, being housed in the gateway building to the NewQuay-Waterfront City precinct. This is an outstanding opportunity for mid size tenants to create an identity with a branded building with naming rights and signage,” said Lloyd Collins, Austcorp’s Senior Development Manager.
The building has ample parking space and is very well served by public transport. The freeway and citylink are just a minute away, and with two tram services at the front door: with Spencer Street and Flagstaff stations only minutes away by foot, the property is highly accessible.
In line with the growing trend of healthy work-life balance and a Melbourne 2030 initiative promoting cycling in urban developments, the building which is located on a cycling path, has incorporated over 60 bicycle parking spaces with showers/changing facilities on every floor.
“Docklands has excellent fundamentals. It has the lowest vacancy rate of 2.1 per cent in the Melbourne CBD, compared to an overall 7.5 per cent. With the first wave of developments largely completed or nearing completion, supply in Docklands has been subdued, so choice will be limited in 2008,” said Mr Collins.
